Gurgaon: The City and State Meeting Department (DTCP) has identified around 1,000 buildings in three phase DLF 3 blocks which are allegedly violated by plans approved by the authorities.
The owners of these buildings, which have been built on the plots intended for economically weaker parts (EWS), have been found to have collected extra floors and conducted unauthorized construction even after procurement of work certificates (OC).
The DTCP enforcement wing conducted a building survey in Blok S, U and V of the DLF 3 phase after receiving complaints from residents.
The City District Planner (Enforcement) Batth Hospital said the department checks the building status on three counts – whether the developer has taken OC or not, if they have made illegal construction after obtaining a certificate and whether the structure is being built.
“We have got detailed around 1,000 buildings in the area.
After calculating their details with data departments, we will immediately start actions against violators,” he added.
The move follows complaints by residents about the quality of construction and overall building building.
During the survey, it was found that the plot owner had used 100% of their territory, building a 6-7 floors that violated plans and combined two or more plots to build commercial structures such as offices, restaurants and restaurants.
According to Batth, these buildings have appeared for the past 10 to 12 years.
The department, he said, was studying OC issued for buildings on DLF 3 during this period.
“We have written to developers to share the list-wise list of the area, the details of the transfer of ownership and action plan for the suspension of services provided to property owners who have built additional floors,” he added.
Licenses for housing colonies are given with the provisions of Haryana Development and Urban Law Regulations, 1975, and Haryana and urban regulatory regulations, 1976.
Below them, around 15% of the plots in licensed colonies are reserved for the EWS category.
“While approving the zoning plan, it has been mentioned categorically that only one residential unit is permitted in this plot category (EWS).
Furthermore, 66% of land coverage and 2.64 ratio of floor area (remotely) are permitted according to applicable policies, “Batth said.
