Ghaziabad: The high-powered committee formed by the Ghaziabad Development Authority (GDA) has decided to support the land intended but not obtained for a city of NH-9.
The panel decision, if approved by the government, will open 3,700 hectares of a total of 8,700 notified for the ‘hi-tech city’ and allows around 3,000 people from 18 villages to sell this land or develop it, which is not possible until the land remains to be informed.
“The high power committee GDA meets on Tuesday and recommends a denotification of 3,700 hectares that have not been acquired by the developer under the hi-tech city policy,” said Asheesh Shivpuri, head of the city architect and planner, GDA.
“The committee’s recommendation will be sent to the state government, which will begin the denotification process,” Shivpuri added.
In 2005, the state government had responded to housing requests that developed in the city with two policies – in integrated cities and larger hi-tech cities.
“Under the hi-tech municipal policy, the state government in 2009 told 8,700 hectares spread across 18 villages along the NH-9 in Ghaziabad,” explained Shivpuri.
“The Wave and Suncity group was given a license to develop the city, where there was a plan to build 2 lakh residence units.
While the Wave Group should acquire 4,400 hectares of land, Suncity will get 4,300 hectares,” Shivpuri said.
But for various reasons, including the reluctance of farmers to part with their land, some of the land intended cannot be obtained.
“There are some parley children between developers and farmers even at the state government level.
In the end, on the recommendation of the builder and with the situation that applies in mind, it was decided that city land areas must be reduced,” Shivpuri said.
“For the Wave group, the land area has been reduced to 4,100 hectares and for the sun to 828 hectares,” he added.
Wave Township, which is being developed in a phase, now has around 1,200 families who live while ownership of 2,500 flats and 1,000 plots have been given.
Suncity’s representative directs a request for a comment to the Wave Group.
Representatives from the Wave Group rejected comments.
Vijay Pal, a resident of Bamhetta, one of the villages in the land ranges was told, “We have struggled for our land for a long time.
