Mumbai: After more than a decade, the coastal zone management plan (CZMP) for larger Mumbai was finally approved by the Ministry of Environment Union.
It will set the stage for a higher building near the beach when developers can now receive two and a half times the rights of construction on the plot.
Previously, construction was limited because of their closeness (500 m) to the beach under the zone of coastal regulations (CRZ) II.
Official sources say the actual map is expected to be stamped formally and signed in the coming days.
“Building restrictions for falling plots in CRZ II will no longer apply,” they said.
Previously, builders who were at a distance of 500 hours from the coast and 150 million from a bay were only permitted from the ground floor index (FSI), which was 1.33 in the city of the island and 1 on the outskirts of the city.
Now, the builder will have the right to 2.5 times FSI.
BMC Bldg nodded only after the map was told was a letter to the coastal management authority of Maharashtra (MCZMA), environmental services on Wednesday said the National Coastal Zone Management Authority had recommended CZMP from the city of Mumbai and the suburbs to be approved.
However, all activities / projects are prohibited in the ecosensitive zone that are notified (ESZ) will remain prohibited in the area.
The source said BMC would not approve the development plan in the area which was influenced by the coastal regulatory zone (CRZ) to ESZ and the prohibited activities defined, and the map was officially signed.

Furthermore, he said CZMP was approved based on a map of a scale of 1: 25,000.
“The MCZMA department and the environment have confirmed in writing, they do not have a map of a scale of 1: 4,000.
Without this detailed map, no agency can consider the proposal in Crz,” he said.
McZma’s source said the authority would now continue the CZMP plan that was approved along with a letter copy of Anna University, Chennai, for the final signature.
“After receiving the final signature about the plan, they will be uploaded on the McZMA website, a formality that will take 8-10 days,” said a source.
Shishir Baijal, Chairman of Knight Frank India, said this would change the mumbai horizon and was a “fantastic start to the next level of city development”.
