Gurgaon: The Department of Meeting of the City and State (DTCP) is set to take action against developers who run an affordable residential project schedule and have requested the wing of his assembly to start actions against them.
List of 11 projects that have been postponed have been prepared.
Builders include important infrastructure (Projects in sector 99), Asar Housing (Sohna Sector 31), Housing Breez (Sohna Sector 33), Construction and Developer Tulsioni (Sohna Sector 35), India Arete Project (Sohna Sector 6), Sunrays Heights (Sector 63A), Reality Revital (Sector 79-79B), Alton Builtech India (Sector 88A and 89A), Shyam Kripa Infrastructure (Sector 109) and Aser Infra Homes (Sector 90).
The license for these projects was issued in 2014 but it ended in 2019-20.
“Actions will be taken against various builders for violating the conditions imposed in the license given to the development of affordable group housing colonies in this district,” said the Town Senior (STP) planner, Sanjeev Mann.
During the reviews of such a community development status, officials said they were observed that the construction rate in several projects was very slow.
“The department found that the validity of the 11 project license was expired,” Mann said.
He added that the license was given to the condition that the builder would follow the provisions of affordable housing policies and other norms of the department.
One important condition is to complete the project within four years from the license date issued.
“The projects failed to comply with our requirements and also violated bilateral agreements and parameters of affordable housing policies, 2013,” said Mann Toi.
A developer said the delay was not intentional.
“The projects are delayed for various reasons.
The timeline set by the Department of Settlement is very strict and sometimes there are factors that are out of our control,” he said, adding that the delay was only painful the interest of the builder.
Over the past year, delayed affordable housing projects have been under the Radar DTCP.
The department has begun routine reviews after receiving several complaints from home buyers about the slow progress of the project and, in some cases, work that does not even begins after payment is received.
About 80 licenses have been given in the city, but construction does not start or run behind the schedule at 40 projects.
