Chennai: Greater Chennai Corporation (GCC) tends to see more income immediately after getting green signals to collect additional property taxes from residents and commercial companies with their mobile tower.
The decision was taken early this month, senior official confirmed.
There are around 1,739 cellphones in the city.
“We will issue public notifications that invite comments from residents.
Then, the formula will be designed to decide how much tax will be collected.
This will be a function of the cost paid by the mobile tower to the property owner.
We will base it on the agreement signed in between These parties, “said an official.
This problem has been entangled in legal disputes since 2009 when the Civic body first proposes this tax.
Only seven residents of T Nagar owed Rs 3.45 lakh in taxes, revealed the Civic’s notes last year.
Initially, the corporation compiled a tax formula which was a monthly lease multiplied by 10.92% and 12.4%.
Then this was converted into a fixed amount of Rs 15,000 for each half a year.
The owner of this challenging property in Madras High Court, which on 2021 April requested a Civic body to assign property tax and also asked the owner to submit documents relevant to civilian bodies.
Based on this, the corporation cancels the amount of fixed tax.
However, due to legal battles, Civic’s body lost income crores for years.
Now it will be able to collect this from property owner with arrears, said an official.
It will also include the income from the tower installed in the area added to Greater Chennai Corporation in 2011.
