Emerald Hills has 3 roads on paper, nothing in reality

Gurgaon: Residents of Emaar Emerald Hills in Sector 65 have filed complaints in the CM window for the lack of road connecting the 200-acre city to other parts of the city.
According to the population, the project approved layout plan, with the help of the developer of Emaar India held a residential certificate (OC), showing three 24 meter access roads that connect Emerald Hills with the main roads (extension).
These roads, however, remain on paper, although builders have given ownership of 2,000 units, they accuse.
Residents said they had approached the Town Department and state planning (DTCP), but failed to get help.
In the absence of road access, residents have used village roads that are not paved full of holes for the past four years, they said.
Emaar India did not respond to TI query.
In complaints of CM window, which was submitted on Tuesday, residents accused that the builder misinterpreted, wrong direction and cheated them.
District City Planner (Enforcement) Batth Hospital on August 3 directed Emaar to build at least two roads approach a month but no actions taken until now, they claimed.
“Emaar shows three access roads in the sales brochure, but fails to provide even a dedicated 24m path to ensure the connectivity to more than 3,000 population currently lives in the city,” said a resident.
According to the project plan that is shared with home buyers and DTCP, the cities should have three roads access to travel and in cases of fires or medical emergencies.
But despite selling every inch of land and collecting all the owed amounts of buyers, including the cost of external and internal development, builders and DTCPs have failed to provide road networks, residents accuse.
They also questioned how OC was given for projects without roads being built.
When contacted, the DTP Batth said the builder tried to obey the order, but was trapped in a legal problem.
“We are committed to resolving this problem.
We will ensure the road is built immediately by the builder so that the occupants are relieved,” he said.
