Ghaziabad: The District Stamp and Registry Department has issued a notification to as many as 22 builders who have given Flat ownership to buyers without mandatory registration, resulting in the loss of state revenues.
The department has submitted the first start against 18 of them for violations.
Officials said 22 builders had been, in the past four years, selling around 15,000 flats without doing registrants, because where RS 70 Crore was delayed as a contribution.
KK Mishra, Assistant Inspector General Stamps, said, “according to the rules, the property registry needs to be done at the time of sale, but the builder in many cases deliberately accommodates the same even after executing a sales certificate.
Therefore, more than RS 70 Crore is jammed.” At In 2019, the department filed a shooting against 18 wrong builders but it was not enough to do it to make the registrants complete.
“We now publish fresh notifications for all the builders that erred and will also take pending firearms with police and district administration,” Mishra said.
For the reason why the builder did not do registrants, Mishra said, “First and foremost it has revealed that several sales agents deliberately violated regulations as a result of development authorities such as GDA and the housing council for rejecting it to give them a settlement certificate that is a must at the registry .
“” The builder is also deliberately delaying registrants who give ownership rights to buyers and in such cases, these realtors continue to remain the owner of the de facto of the property and get a single point electrical connection so as to produce buyers through increased electricity bills, ” He added.
Areas where this practice is prevalent including Indirapuram, Raj Nagar Extension and Crossings Republic.
