Ghaziabad: More than 1,500 ordinary plot buyers in the Housing Scheme of Madhuban Bapudham Ambitious Ghaziabad (GDA) ambitious now must issue at least Rs 5 more lakh.
This is because the GDA council has approved the development authority proposal to recover additional costs that must be incurred in the housing scheme because of increasing compensation to farmers whose land is obtained for the project.
As for the tariff for a plot of 100 square meters, the buyer will be charged a fee of more Rs 5 Lakh.
However, GDA has remembered the option to submit a plot if anyone cannot be paid.
Madhuban Bapudham spread in the 1,231 hectare area, which has 2,570 plots under various categories.
The original level of this plot is Rs 11,000 a SQM, but GDA climbs with rs 17,000 square meters.
“GDA was forced to review the plot land rate after a group of farmers moved the Supreme Court, demanding higher land compensation, and the court in 2007 ordered us to pay compensation which was enhanced under the Land Procurement Act (Rehabilitation & Resettlement) 2013” said a person GDA officials.
“To pay compensation that is enhanced to farmers, it needs an extra 1,100 crore RS.
So, it needs a loan RS 800 Crore, and now the authority intends to restore it from the plot buyer by loading additional costs on them with a retrospective effect,” he added.
There were more than 254 MLA plots, 762 plots developed for farmers whose land was obtained, and around 1,554 plots for ordinary buyers that increase land rates will be charged.
However, rising tariffs will not apply to the group of housing groups under the Scheme of Madhuban Bapudham.
“We have around 1,122 complete flats under the group housing group and we have decided not to increase their rates,” the official said.
The cost per unit of flats under the group housing group in the Madhuban Bapudham scheme varies between Rs 50 Lakh and Rs 65 Lakh.
GDA has also allocated around 13.50 hectares of land in the Madhuban Bapudham scheme for commercial, institutional, health centers and for other civil facilities.
“We have not developed 13.50 hectares of land and after being developed, the same thing will be sold at enhanced land levels,” officially added.
Meanwhile, the decision did not go down well with some plot owners and some said that the problem was unacceptable.
“This is the wrong step by GDA and I will hand over my plot,” said the owner of the plot.
