Regn property level up, T’Gana Govt to Rake in RS 12k Cr

Hyderabad: Come on Thursday, property buyers in Telangana must better direct registration fees because the state government has increased the basic value of registration of agricultural land and non-agricultural properties such as plots and flat between 30% and 50% of the existing rates.

The state has also boosted registration fees and stamp duty to 7.5% of the existing 6%, which will take effect from July 22.
Revised basic values ​​and registration fees were issued on Tuesday.
After the revision, the basic base value in the upper class Jubilee Hills will rise to Rs 67,750 per square page from RS 52,000 at this time for property registration.
Similarly, the basic value of existing from the land in Madhapur will rise to RS 28,000 per square page from Rs 20,000 and Rs 21,000 from Rs 15,000 in Gachibowli and condurur.
In areas of property hotspots such as Banjara Hills, Jubilee Hills, Madhapur and Kondapur, the registration rate has been upgraded to 40% where soil values ​​are high.
In the eastern part of Hyderabad such as uppal, peerzaduda, boduppal and others such as Qutbullapur and Suraram, the registration rate has been upgraded to 50%.
The government also improves the lowest value for registration of agricultural land at Rs 75,000 per Acre.
For the purpose of revising easy tariffs, property has been divided into several categories such as GHMC, HMDA, urban development authorities, city companies, cities and villages and further divided into higher, mid and lower ranges.
For agricultural land, the existing values ​​have been upgraded 50% in a lower range, 40% in the mid range and 30% in a higher range.
Similarly, for open plots, basic values ​​have been revised by 50% in a lower range, 40% in the mid range and 30% in a higher range.
The lowest value, namely Rs 100 per square page, has been revised to Rs 200 per square page.
The lowest value that exists for flats in the apartment complex, namely Rs 800 per square ft, has now been revised to rs 1,000 per square ft.
In the case of flats / apartments, the increase is 20% in a lower range and 30%.
In a higher range, said Go.
Officials from the registration department say all registrations that take place on or after July 22 will be carried out according to the new level, even if the slot has been ordered before and payment is made.
In a state where payment is made for registration and slots booked for July 22, the module titled ‘Additional payment for the booked slot’ is available on the Portal Dharani to make extra payments.
“The amount of differential can be paid and the transaction is carried out on a hollow day,” the official said.
