Ahmedabad: City housing buildings have started their skyward climbing.
After the highest state building, a housing complex 118 meters, given ahead near the science city complex by the state government in December, three more proposals from the 32-33 floor building have reached Ahmedabad Municipal Corporation (AMC) to be recommended to the government at Under August 2020 policy for high buildings.
These buildings were proposed in Gota, in Bopal-Ambli Road and in Shela.
Most new projects are ready to rise between 118m and 120m.
Between June and September last year, three buildings 92.4 million were approved at Sabarmati Riverfront.
“There are several towers in these projects.
Some design changes are proposed since January this year in two projects, while the third is examined.
Trends for high buildings to get momentum in West Ahmedabad,” said a senior AMC official.
Under general development regulations (DCR), the maximum limit of the building whichever is 45m, since the 2001 earthquake.
It was then raised to 70m – which translates to 22 or 23 floors – in 2017.
There are currently 47 buildings that have been approved for heights More than 45m in the city, some of them appeared in the East Ahmedabad too.
New policies for high buildings allow higher builders, provide at least 30 million roads wide adjacent to the plot.
Developers also have to buy NOC from the Civil Service Ministry or Indian Airport Authority.
The source in AMC said the skyscraper can appear in the zone that allows the space index (FSI) more than 1.2.
This new policy allows the FSI of 5.4 but the developer must pay for more than 1.2 FSI at 50% of the AjanTri value (Reckoner’s income level) for non-agricultural land.
The tall building panel is to review building design and run simulation studies on horizontal loads – how the building will act during the earthquake load – and wind.
“Proposal after being cleaned in AMC was placed before the building expert panel of three members .
“At such heights, three and four BHK apartments are 3,500 sq ft, 4,500 sq ft, and 5,500 sq ft carpets become feasible,” he said.
